SILVER - $299 up front + $250 at closing
The Silver Listing Package does not include a Mink Realty Yard sign. You can NOT use a for sale by ower sign either. You must not have a sign in your yard at all. This package is MLS internet advertising only. You can purchase a sign for $50 in other listing options.
Other Listing Options
Professional Photos $200 - I contract this out so the photographer will contact you within 24 hours to set up a time to come take photos.
Supra Electronic Lock Box Rental $100 - This lock box can only be opened by Realtors, Home Inspectors and Appraisers. The seller can't open the box. The electronic lock box must be returned to the Mink Realty office within 24 hours of closing day. This option is only for properties in the Louisville Metro area.
Combination Lock Box Rental $45 - Louisville Metro area only
Electronic Purchase Contract Signing - $50 per signing
Rush Service (MLS same day) $100 - If you need to get your home listed on the MLS the same day you can choose this option. Please call me to make sure I'm available to do this before you purchase.
Add 2nd MLS $100 - Add your listing to multiple MLS systems. For Example, If you would like your property to be listing in both the Louisville MLS and Lexington MLS
Facebook Marketing BOOST $50 -Your MLS listing will be boosted on Facebook with paid ads to target buyers in your local area. Ad will run for 1 day.
Facebook Marketing Boost of your Open House $50 - Draw more buyers to your open house with a Facebook marketing ad that will target buyers in your area. This ad will run for 24 hour and should be run the day before your open house.

Mink Realty does NOT hold Escrow/Good Faith Deposits. Remember, this is a limited service listing company. The seller is responsible to make sure the purchase contract states that the buyers broker will hold the escrow funds or a specified title company. Check YES if you understand and agree
If your property is located in Kentucky, it is a KY State LAW that I am required to get a signed SELLER AGENCY FORM for EACH offer that I receive and forward to you. Do you agree to SIGN and return a Seller Agency form for EACH offer immediatley before you start negotiations with the buyers agent? If you do not, Mink Realty has the right to cancel your listing off of the MLS. Both husband and wife must sign this form.
Yes - I agree to sign and return a seller agency form for each offer. I understand that if I do not return a seller agency form I run the risk of having my listing cancelled from the MLS.

Do you agree to remove all For Sale By Owner (FSBO) Signs in your yard? It is a MLS rule that once your home is listed in the MLS, the only sign that can be in the yard is the listing brokers for sale sign. If a FSBO sign is discovered in your yard once the MLS listing goes live, Mink Realty will cancel your MLS listing immediately with no refund. The MLS is very strict about this and give fines to those that do not abide by their rules. So PLEASE make sure you put away those FSBO signs. You must also DELETE any FSBO ZILLOW ads as well. There can't be any FSBO advertising once you list your home on the MLS. This is a KY MLS Rule! Check All that Apply!
