Mink Realty has partnered with Millennial Title to facilitate the closing of your property. Millennial Title offers a program called "Verified Seller" that will provide the necessary information needed for a stress-free closing. Millennial Title will the provide the following services for a below market cost of $295: 1. Provide a preliminary title search once listed with Mink Realty, 2. Promptly notify seller and Mink Realty of any title issues that could cause a closing delay, 3. Provide seller with a Net Sheet once a contract has been accepted, to include seller payoff, property tax and HOA information, 4.Provide seller and Mink Realty the Seller Closing Statement a minimum of 24 hours prior to closing, 5. Prepare the deed for closing. The $295 fee is charged to the seller at closing on the closing statement. The physical location of the closing can take place at any location convenient to both the buyer and the seller. Do you agree to Millennial Title facilitating your closing? If YES, you must document your request in the purchase contract. (The buyer has the right to choose their own title company if they choose to do so) If NO, the buyers' lender will select the title company and the fee could be higher. Buyers agent or Selling Agent Commission (most agents expect 3% commission...especially if the listing price is less than $200,000). Mink Realty is the Listing Agent. The buyer's Agent and the selling agent is the same thing. *
When choosing to list with Mink Realty you must understand that it is a state LAW that we are required to get a signed SELLER AGENCY FORM for EACH offer that we receive and forward to you. Do you agree to SIGN and return a Seller Agency form for EACH offer immediatley (confirming that you received the offer on your property)? If you do not, Mink Realty has the right to cancel your listing off of the MLS. Both husband and wife must sign this form and return to Mink Realty before negotiations can start. *
Do you agree to remove all For Sale By Owner (FSBO) Signs in your yard? It is a MLS rule that once your home is listed in the MLS, the only sign that can be in the yard is the listing brokers for sale sign. If a FSBO sign is discovered in your yard once the MLS listing goes live, Mink Realty will cancel your MLS listing immediately with no refund. The MLS is very strict about this and give fines to those that do not abide by their rules. So PLEASE make sure you put away those FSBO signs. *
